Fix & Flip Loans

K2 Capital offers financing for up to 85% of the purchase price + 100% of renovation costs for rehab projects, not to exceed 70% of the after-repair value. Plus, we only charge interest on your outstanding balance, so you don’t pay for the funds you aren’t using.

  • Non-Owner Occupied 1-4 Family Real Estate; Condos; Townhomes: 5+ Unit Apartments; Mixed-Use Properties

LTV:

  • Up to 90% of the Purchase Price + 100% of the Renovation Cost; Not to Exceed 70% of the ARV

Term:

  • 12 – 18 Months

Minimum As-Is Property Value:

  • $50k for Single-Family
  • $25k per Unit for 2-4 Family
  • $35k per Unit for Multi-Family (5+)/Mixed-Use

Loan Amount:

  • $50k – $7.5M for 1-4 Family, Condos, & Townhomes
  • $250k – $10M for Multi-Family (5+)/Mixed-Use

Minimum FICO:

  • 620

Long-Term Rental Loans

K2 Capital remains committed to your future investments with our Long-Term Rental loan program. This program offers a 30-year term and rates starting at 6.99% to ensure that our customers have true long-term financing options.

  • Non-Owner Occupied 1-4 Family Real Estate; Condos; Townhomes; Planned Unit Development (PUD)

LTV:

  • Purchase:
    Lesser of up to 80% of the As-Is Value or Up to 80% Loan-to-Cost
  • Refinance:
    Up to 80% of the As-Is Value
  • Cash-Out:
    Up to 75% of the As-Is Value

Amortization Options:

  • 30-Year Fixed, Hybrid ARMS (5/1, 7/1, 10/1) & Interest-Only Options Available

Property Values:

  • “As Is” Appraised Value Must Be $100k or Greater

Multi-Family Loans

K2 Capital offers short-term bridge financing, fix and flip financing, & long-term rental financing for 5+ unit apartments.

  • Multi-Family Apartment Buildings (5+ Units); Mixed-Use Properties (Residential Space is Great than 70% of Square Footage)

  • 12 – 18 Months (Extended Terms Available)

Loan Amount:

  • Short-Term: $250k – $10M ($1M Max per unit)

  • Short-Term: 620 Minimum

Stabilized Bridge

  • Purchase: Up to 75% of the As-Is Value
  • Refinance:Up to 70% of the As-Is Value
  • Cash-Out:Up to 65% of the As-Is Value

Fix & Flip

  • Purchase:Up to 80% of the Purchase Price + 100% of Renovation Costs
  • Refinance:Up to 70% of the As-Is Value + 100% of Renovation Costs
  • Cash-Out:Up to 65% of the As-Is Value + 100% of Renovation Costs

New Construction Loans

K2 Capital can provide financing to cover all your ground-up construction needs. This program offers an 18-month term and competitive rates to make sure your project is well-funded from start to finish.
